In the Sacramento Valley climate the most common restoration candidates are 1990s-2010s tile roofs entering their first underlayment-replacement window, mid-life metal roofs showing factory paint oxidation, and low-slope flat sections with surface cracking but no ponding water. Restoration math is straightforward: a $4-6/sqft restoration that adds 10-15 years to a roof beats a $8-14/sqft replacement that adds 30 years on a NPV basis for almost any homeowner planning to be in the home another 5-15 years. Past 15 years the math swings to replacement. Inside that window, restoration wins.
Restoration over a structurally compromised roof is putting paint on a sinking ship. The coating buys you 1-2 years before the underlying failure manifests anyway, except now you have spent the restoration budget instead of saving it for the replacement that has to happen.
We turn down restoration jobs when the substrate is gone — saving you the upfront cost and steering you toward the right replacement path. This costs us restoration revenue but earns us replacement revenue and the customer's trust. The next time you have a roofing question, you call back.
Most concrete tile roofs installed in the Sacramento area between 1990 and 2010 are now in or approaching the underlayment-replacement window. Concrete tiles last 50+ years. The 30-pound felt underneath them lasts 20-25. When the felt fails, you do not need new tiles — you need new felt.
Tile pull-and-relay is our most efficient project type. We catalogue tile profile and colour from the spare set, pull the tiles in sections, replace the underlayment with a 30-year synthetic, replace any battens that need it, then re-lay the original tiles back to original spec. The roof looks exactly as it did before — just with another 25-30 years of waterproofing.
Cost: typically 60-70% less than a full tile replacement. Disruption: 3-5 days for an average single-family home. Best done preventively (before the leaks start) rather than reactively (after interior water damage).
We carry inventory of the most common Eagle and Boral tile profiles in our shop, so any tiles broken during pull are colour-matched and replaced from stock. The customer never sees the difference between original and replacement tiles after the project.

For low-slope and flat roof restoration, the dominant choice is a high-solids silicone elastomeric coating. Silicone is moisture-resistant, UV-stable, and ponding-water tolerant — exactly the conditions that destroy other coating systems. Properly applied, a silicone overlay extends a low-slope roof life 10-15 years.
Acrylic coatings are cheaper but less durable in our climate. They work fine on metal panel restoration where ponding is not a factor, but we do not recommend them on flat or low-slope work in the Sacramento Valley. The summer heat plus winter rain accelerates failure.
Polyurethane foam systems with acrylic topcoat are the third option, mostly seen on commercial roofs. They add R-value (insulation) along with waterproofing. Costlier upfront, but the energy savings on a hot Sacramento Valley commercial building can pay back within 5-7 years.
Process is consistent across systems: pressure-clean to remove debris and chalking, repair anything that needs repair (broken tiles, exposed nails, failed seams), apply the system per manufacturer specification, document with photographs, issue the warranty.
Warranty depends on substrate and product — typically 5-10 years on coatings (transferable), tile pull-and-relay carries a 10-year workmanship warranty stacked on the existing tile manufacturer warranty (which is usually still in force on a 15-25 year old tile install). Both warranties are transferable when you sell the home.
Project timing varies. Tile pull-and-relay on a 2,500-sqft single-family home runs 3-5 days. Silicone coating on a 5,000-sqft commercial roof runs 4-7 days depending on prep needs. Metal roof topcoat restoration is the fastest, often 1-2 days.
