    A licensed Spring Roofing foreman visits at the scheduled window, walks the entire roof to document condition, photographs every problem area, and prepares a written, line-itemed estimate on the spot — with no obligation to proceed.

  2. Step 02

    Customer signed the contract

    Once you approve the scope of work, we sign a clear, fixed-price contract that lists the materials, manufacturer warranty, labor warranty, and projected start date. Nothing is hidden — the price you sign is the price you pay.

  3. Step 03

    Company pulled the permit

    For replacement and major repair work, we pull the residential roofing permit with the City of Sacramento or Sacramento County on your behalf. All inspections and final sign-offs are handled by our office — you never have to call the city.

  4. Step 04

    Company started the job and receive partial payment

    On the agreed start date, the crew arrives, sets up roof and yard protection, and tears off the existing system. A standard partial payment for materials is collected when the truck arrives — never up front.

The dozen failures we see most — and the right fix for each

Most leaks are not the field of the roof failing — it is the seams, penetrations, and edges where two different materials or planes meet. Spotting which category a leak falls into is half the diagnosis. The wrong fix on the wrong cause turns a 30-minute repair into a multi-year recurring callback.

We work through the inspection systematically: identify the entry point, identify the cause, identify the right fix. Roof cement and silicone sealant are last-resort temporary measures; almost every "cement over it" we see ends up being a more expensive failure 12-24 months later. Below are the dozen patterns and the actual fix each one needs.

  • Cracked or backed-out vent boot — fix: full vent boot replacement with new lead or rubber collar, not silicone over the crack
  • Failed pipe-jack collar — fix: new collar matched to the pipe diameter, not a glob of roof cement
  • Missing or lifted shingles after wind — fix: section replace + ridge cap re-nail, with adjacent two courses checked for compromised seal
  • Failed step flashing at side-wall — fix: tear back siding above the flashing, install new step flashing properly woven into the shingle courses
  • Skylight curb leak — fix: re-flash the curb with apron, head, and step flashing (NOT caulk over the curb)
  • Valley failure — fix: replace valley metal + adjacent two courses on each side; closed valleys often need conversion to open
  • Cracked tile from foot traffic or wind — fix: matched-profile replacement, installed without breaking adjacent tiles
  • Underlayment failure under intact tile — fix: pull-and-relay (felt only), keeping the original tile; 60-70% of full replacement cost
  • Gutter overflow back into fascia — fix: re-pitch gutter or install bigger downspouts; flashing and drip edge re-set
  • Chimney counterflashing failure — fix: cut a new reglet, install lead counterflashing tucked into masonry joint
  • Hidden moisture under low-slope addition — fix: tear off and apply TPO or modified bit overlay with proper transition flashing
  • Storm hail bruising — fix: full replacement (insurance-eligible in most cases)

Temporary tarp vs permanent fix — when each makes sense

During an active winter storm with water coming through the ceiling, a same-day tarp service stops water damage cheaper than racing to do permanent material work in the rain. Tarp installation that takes 45 minutes prevents thousands of dollars of interior water damage that would otherwise compound for the next 24-72 hours until weather permits permanent work.

We tarp first, schedule the permanent fix for the next dry window, and credit the tarp call against the repair invoice. Tarps stay on for as long as needed — they are properly battened, not just weighted, so they survive subsequent wind events without flying off.

For dry-weather repairs we go straight to the permanent fix. Skipping straight to permanent material work when conditions allow is always faster, cheaper, and less disruptive. Roof cement and silicone sealant are last-resort temporary measures only — if you see a roofer pull out a tube of black cement on a dry-weather repair, get a second opinion.

There is one exception worth noting: we sometimes apply a high-quality elastomeric mastic to a small flashing imperfection that does not warrant a full flashing rebuild. That's targeted, intentional, and covered by warranty. The difference is whether the mastic is the actual fix or a band-aid hiding a real failure.

When repair stops paying — the replacement threshold

A rough rule we use: when an asphalt roof is past 20 years old and we count 4+ active failure points in one inspection, the cost of stacking repairs typically passes a full replacement within 2-3 years. We say so out loud at the estimate — we do not stack repairs on a roof that should be replaced.

This honesty costs us repair revenue but earns us replacement revenue when the homeowner is ready, plus referrals from people who appreciated not being upsold to a $400 repair on a $14,000-roof-replacement-imminent situation. Most Sacramento homeowners we have this conversation with come back when it is time to replace.

For tile roofs the threshold is different. Tile lasts 50+ years, so the failure point is almost always the underlayment or the flashing, not the tile itself. A 25-year-old tile roof with three active leaks typically wants a tile pull-and-relay (replace the underlayment, keep the tiles), not a full replacement. We are explicit about which path applies.

  • Asphalt roof past 20 years + 4+ active failure points → recommend replacement
  • Asphalt roof past 25 years regardless of failure count → strongly recommend replacement
  • Tile roof with failed underlayment + intact tiles → recommend pull-and-relay (Restoration)

What Sacramento roof repair actually costs

Single-pattern repairs (one vent boot, one cracked tile, one section of step flashing) run $250-650 in the Sacramento area depending on access and material. Multi-pattern repairs that combine flashing rework with shingle/tile replacement run $650-1,500. Active-leak emergency tarp service is $300-500 standalone, credited against subsequent repair work.

Larger repair scopes — partial reroof of a problem section, multiple flashings rebuilt, structural decking patches — run $1,500-5,000. At that point we are usually having the replacement-vs-repair conversation referenced in the previous section. We line-item every quote so you see exactly what each component costs and can decide which to do now and which to defer.

Storm and hail damage is typically insurance-eligible. We document the damage with detailed photographs and a written report, meet your adjuster on the roof, and prepare paperwork in the format insurers expect. We do not bill more than the insurer pays for the covered scope — you are only responsible for your deductible.

Response time and scheduling — what to expect

For active leaks during winter storm season we run same-day or next-morning tarp service. The phone gets answered by a human during business hours; after-hours calls go to an on-call foreman who triages and dispatches if the situation is genuinely urgent.
