How we work

  1. Step 01

    On a time and date that the customer agree ago up on the roof and do estimate

    A licensed Spring Roofing foreman visits at the scheduled window, walks the entire roof to document condition, photographs every problem area, and prepares a written, line-itemed estimate on the spot — with no obligation to proceed.

  2. Step 02

    Customer signed the contract

    Once you approve the scope of work, we sign a clear, fixed-price contract that lists the materials, manufacturer warranty, labor warranty, and projected start date. Nothing is hidden — the price you sign is the price you pay.

  3. Step 03

    Company pulled the permit

    For replacement and major repair work, we pull the residential roofing permit with the City of Sacramento or Sacramento County on your behalf. All inspections and final sign-offs are handled by our office — you never have to call the city.

  4. Step 04

    Company started the job and receive partial payment

    On the agreed start date, the crew arrives, sets up roof and yard protection, and tears off the existing system. A standard partial payment for materials is collected when the truck arrives — never up front.

  5. Step 05

    Inspection in progress or deck inspection depends on the city or county

    After tear-off, a city or county inspector verifies the deck, fasteners, and underlayment before we close in. If any sheathing is rotten, we replace it at our published per-sheet rate before paper goes down.

  6. Step 06

    Company finish the job

    The new system is installed per manufacturer specs: synthetic underlayment, ice & water shield in valleys and around penetrations, new flashings, and properly nailed shingles or panels. We magnet-sweep the property and remove every scrap of debris.

  7. Step 07

    Past final inspection and collect final payment.

    A final city inspection confirms the work is up to code. Once it passes, we walk the finished roof with you, hand over the manufacturer & labor warranty paperwork, and collect the final balance.

What is in our annual visit

A foreman walks the roof in late summer or early fall, before the storm season opens. The visit takes 60-120 minutes depending on roof complexity, pitch, and access. The foreman documents condition with photographs, executes any small fixes covered by the plan, and flags larger issues for separate quote.

Plan visits are scheduled in the same neighbourhood week — we run all the Roseville plan visits in one week, all the Sacramento plan visits in another, etc. Concentration keeps mobilisation cost low which keeps the plan price affordable.

What’s included in your annual maintenance plan?+

Our annual plan covers a full visual + moisture inspection, gutter clearing, debris removal, sealant touch-up at flashings and penetrations, and a written condition report with photos. Plan members also get priority scheduling and a 10% discount on any repairs that come out of the inspection.

Will routine maintenance void my manufacturer warranty?+

On the contrary — most manufacturers (GAF, Owens Corning, CertainTeed) require documented routine maintenance as a condition of their extended warranties. Our service report doubles as the documentation those warranties ask for.

Are you licensed and insured to work in Sacramento?+

Yes. Spring Roofing carries an active California State Contractors License Board license (CSLB #1029384), full general liability insurance, and workers’ compensation coverage on every employee. Certificates are available on request before any work begins.

  • What it costs

    Most single-family Sacramento homes run $250-450 per visit on the annual plan, billed once a year. Multi-tile and steep-pitch jobs price higher. The plan includes priority scheduling for any repair work that comes out of the visit (jumps the queue past non-plan customers).

    Larger or more complex roofs price up. Commercial buildings on plan are quoted individually. Multi-structure agricultural and rural-residential properties sometimes consolidate to a single annual visit at a discounted bundle rate.

    Repair work needed beyond the small-fix scope of the plan is quoted at our standard rates with a 10% plan-customer discount applied. The plan visit fee is also credited against any repair invoice over $500 from the same visit, which is the most common upgrade path for plan customers.

    The ROI conversation, honestly

    We do not pretend a maintenance plan is for everyone. If your roof is 3 years old and the manufacturer warranty already covers material failures, you can probably skip the plan and just add an inspection at the 5-year mark. If your roof is 8+ years old, has skylights, lives under tree canopy, or is in the foothills with snow load, the math is overwhelmingly in favour of the plan.

    The number that matters: the average plan customer's roof reaches end-of-life 5-8 years later than the same model roof on a non-plan customer's home. That is roughly 25-40% additional lifespan. On an asphalt roof that means $14-18k of replacement cost deferred by 5-8 years, while paying $300-450/yr for the plan. The NPV is positive at any reasonable discount rate.

    Customers who get the most value: tile roofs at 12+ years (catches underlayment failures early), foothill roofs (debris cycles), homes near mature trees (canopy debris), commercial buildings with rooftop equipment (constant traffic accelerates wear).

    What is NOT in the plan — and what to do about it

    The plan covers small fixes during the visit but does not cover larger issues that need separate scheduling. Replacing 10 cracked tiles is a separate quote. Re-flashing a chimney is a separate quote. Tear-off and patching of a rotted decking section is a separate quote. We are explicit about the scope so there are no expectations gaps.

    Plan customers always get the 10% discount on subsequent repair work, plus priority scheduling. The plan visit is the diagnosis — the broader work is the treatment, scoped as a separate project. Most years for most roofs, the diagnosis is good news and no broader work is needed.

    What we recommend against: signing up new customers to a maintenance plan instead of replacing a roof that is past its lifespan. We will tell you if your 22-year-old asphalt is past the plan-vs-replace threshold and steer you to the replacement quote instead.

    Cadence variations — when annual is not the right interval

    Annual visits are the default but not always the right answer. Homes under heavy tree canopy benefit from spring + fall semi-annual visits ($450-700/yr total) — debris cycles are heavier and a single fall visit can leave too much spring debris built up. Newer roofs (under 5 years) can stretch to a 24-month cadence safely. Roofs in their last 5 years pre-replacement actually need closer monitoring — we sometimes go quarterly with a short 30-minute visual check between annual full inspections.

    Commercial roofs with HVAC equipment and constant foot traffic tied to building maintenance need quarterly visits — the wear from technicians walking on the roof during HVAC service calls is the dominant failure driver. We run quarterly plans for several Rancho Cordova and Sacramento commercial properties.
