  1. Step 01

    On a time and date that the customer agree ago up on the roof and do estimate

    A licensed Spring Roofing foreman visits at the scheduled window, walks the entire roof to document condition, photographs every problem area, and prepares a written, line-itemed estimate on the spot — with no obligation to proceed.

  2. Step 02

    Customer signed the contract

    Once you approve the scope of work, we sign a clear, fixed-price contract that lists the materials, manufacturer warranty, labor warranty, and projected start date. Nothing is hidden — the price you sign is the price you pay.

  3. Step 03

    Company pulled the permit

    For replacement and major repair work, we pull the residential roofing permit with the City of Sacramento or Sacramento County on your behalf. All inspections and final sign-offs are handled by our office — you never have to call the city.

  4. Step 04

    Company started the job and receive partial payment

    On the agreed start date, the crew arrives, sets up roof and yard protection, and tears off the existing system. A standard partial payment for materials is collected when the truck arrives — never up front.

  5. Step 05

    Inspection in progress or deck inspection depends on the city or county

    After tear-off, a city or county inspector verifies the deck, fasteners, and underlayment before we close in. If any sheathing is rotten, we replace it at our published per-sheet rate before paper goes down.

  6. Step 06

    Company finish the job

    The new system is installed per manufacturer specs: synthetic underlayment, ice & water shield in valleys and around penetrations, new flashings, and properly nailed shingles or panels. We magnet-sweep the property and remove every scrap of debris.

  7. Step 07

    Past final inspection and collect final payment.

    A final city inspection confirms the work is up to code. Once it passes, we walk the finished roof with you, hand over the manufacturer & labor warranty paperwork, and collect the final balance.

Why an inspection now is cheaper than a leak in March

Sacramento winters concentrate rainfall into November-March, often in 2-3 day storm bursts that drop several inches of rain in 48 hours. A roof that has been baked at 100 °F+ all summer goes into those storms with brittle shingles, dried-out sealant around penetrations, oxidised flashing, and underlayment that has lost most of its waterproofing capacity.

A pre-storm inspection in September or October is the single highest-leverage maintenance call we get from Sacramento homeowners. Most issues we find are 30-minute fixes if caught before water gets in — a re-bedded vent boot, a fresh bead of sealant at a side-wall flashing, a cracked tile swap.     We do not subcontract this work. A Spring Roofing foreman with a decade of California roofs goes up, walks the roof, photographs every problem area, opens any accessible attic space, and writes a line-itemed report — same day or next morning. The on-site portion takes 60-120 minutes depending on roof complexity, pitch, and access.

    The checklist below is the framework. Some homes need extras (older homes with multiple skylights, complex roofs with lots of penetrations, commercial buildings with HVAC equipment) and the inspection scope expands to match. We never charge more for finding more — the inspection price is fixed before we go up.

    • Shingle / tile / metal panel condition — granule loss, curling, cracked tiles, cupping, oxidised metal seams
    • Underlayment age — visible at penetrations, valleys, rake edges, and through any accessible attic vents
    • Flashing — chimney, skylight, side-wall, step flashing, and counter-flashing seals
    • Vent boots and pipe penetrations — the #1 leak source we see in Sacramento homes
    • Valleys — debris dams, valley metal corrosion, and shingle wear at the cut
    • Fascia, soffit, and gutter line — wood rot, gutter pitch, and downspout connection

    The report you keep — what is in it and how to use it

    You get a written report with high-resolution photos of every concern, severity tagged (urgent / soon / monitor), and a price estimate for each fix. The report is yours — you keep it whether you hire us for the repair work or not. We do not lock the photos behind a portal or charge for the deliverable.

    Severity tagging is calibrated to a Sacramento winter. "Urgent" means we believe water will get in during the next 30 days of storm exposure if not addressed.     Sacramento-specific risk factors we pay extra attention to

    Generic roof-inspection checklists miss several things that matter specifically in the Sacramento Valley climate and building stock. We adjust our process for each.

    • UV degradation: dark roofs in our climate run 130 °F+ on hot afternoons, accelerating granule loss far beyond what manufacturer warranties contemplated. We grade granule density rather than just checking presence.
    • Tile slippage from thermal expansion: the day-night temperature swing in summer creates expansion-contraction cycles that walk tiles out of alignment over 10-15 years. Easy to spot from above; almost impossible from the ground.
    • Underlayment failure under intact tile: this is the dominant pattern in 1990s-2000s Sacramento tile installs. The tiles still look perfect, but the felt underneath has crumbled. Inspection catches it before water gets in.
    • Wildfire ember debris: late-summer wildfire smoke deposits ash and small ember debris in valleys and around chimneys. We check and recommend cleanout for every roof with foothill exposure or canopy cover.
    • Tree canopy issues: Sacramento's mature urban forest is gorgeous but punishing to roofs. Branches overhanging within 6 ft of the roof, sap drip on shingle surfaces, and squirrel/rodent intrusion paths all get flagged.
    • Heat-related expansion cracks on flat roofs: low-slope built-up and modified bitumen surfaces show alligator cracking after 12-15 years in our heat. Coating overlay can extend life 10+ years.
    • Old swamp cooler curbs: 1960s-80s Sacramento homes accumulated cooler curbs that were poorly capped when removed. Always a leak suspect; always inspected on older roofs.
    • Solar panel mount points: an inspection should verify mount-point flashing on every panel, not just the field of the roof. Most solar leaks we find are at the mount points, not the panels themselves.

    How often should a Sacramento roof be inspected?

    For most Sacramento single-family homes the right answer is once per year, in late summer or early fall, before the storm season opens. That cadence catches the small problems while they are still small and avoids the budget shock of multi-year accumulated wear.

    There are three exceptions. First: homes under heavy tree canopy benefit from twice-yearly inspections (spring + fall), because debris cycles are heavier. Second: roofs in their first three years post-installation are still under manufacturer warranty and can stretch to a 24-month cadence. Third: roofs in their last 5 years before a planned replacement need closer attention — quarterly visual checks plus annual full inspection — because the failure rate accelerates.

    Homes that have just gone through a wind event, hail event, fire/smoke event, or any major HVAC or solar work always need a fresh inspection regardless of the regular schedule. Document the post-event condition before any insurance conversation; we have written enough adjuster reports to know that detailed photography is half the claim.

    Inspection reports for insurance + property sale

    A Spring Roofing inspection report is structured to satisfy two parties besides you: insurance adjusters and prospective buyers. Both want documented evidence; both move faster when you have a current third-party report.

    For insurance: after a wind, hail, or fire event the adjuster walks the roof with their own checklist. Having a recent pre-event baseline cuts the negotiation in half — the adjuster cannot dismiss damage as pre-existing if your report from six months ago shows the area was sound. We write our reports knowing they may end up in front of an adjuster.

    For property sale: California disclosure requirements give buyers strong tools to renegotiate based on roof condition. A current Spring Roofing inspection in the disclosure packet is consistently the cheapest move sellers can make to keep transaction price intact.
