  1. Step 01

    A licensed Spring Roofing foreman visits at the scheduled window, walks the entire roof to document condition, photographs every problem area, and prepares a written, line-itemed estimate on the spot — with no obligation to proceed.

  2. Step 02

    Customer signed the contract

    Once you approve the scope of work, we sign a clear, fixed-price contract that lists the materials, manufacturer warranty, labor warranty, and projected start date. Nothing is hidden — the price you sign is the price you pay.

  3. Step 03

    Company pulled the permit

    For replacement and major repair work, we pull the residential roofing permit with the City of Sacramento or Sacramento County on your behalf. All inspections and final sign-offs are handled by our office — you never have to call the city.

  4. Step 04

    Company started the job and receive partial payment

    On the agreed start date, the crew arrives, sets up roof and yard protection, and tears off the existing system. A standard partial payment for materials is collected when the truck arrives — never up front.

  5. Step 05

    Inspection in progress or deck inspection depends on the city or county

    After tear-off, a city or county inspector verifies the deck, fasteners, and underlayment before we close in. If any sheathing is rotten, we replace it at our published per-sheet rate before paper goes down.

  6. Step 06

    Company finish the job

    The new system is installed per manufacturer specs: synthetic underlayment, ice & water shield in valleys and around penetrations, new flashings, and properly nailed shingles or panels. We magnet-sweep the property and remove every scrap of debris.

  7. Step 07

    Past final inspection and collect final payment.

    A final city inspection confirms the work is up to code. Once it passes, we walk the finished roof with you, hand over the manufacturer & labor warranty paperwork, and collect the final balance.

On new-build and addition work, the roof goes onto fresh framing rather than a tear-off deck. The sequencing, inspections, material choices, and coordination requirements are different. Here is what GCs and homeowners need to know.

Timing — where the roof fits in the build sequence

We come in after framing, sheathing, and rough plumbing/HVAC roof penetrations are set. Sheathing nailing inspection has typically passed before we arrive. We coordinate with the GC to dry-in the building (felt + drip edge) within 48 hours of sheathing inspection so framing is not exposed during winter rains.

Dry-in is critical in Sacramento winters. Framed but un-roofed buildings exposed to a 2-day storm can suffer warped sheathing, swollen joists, and mould issues that cost the GC dearly to remediate. Our dry-in service is fast and cheap relative to the alternative.

After dry-in, the rest of the trades work inside the dried building. We come back for the final roof installation once the GC has the building closer to weather-tight on the walls and rough-ins are done elsewhere. Final roof typically goes on after window install and exterior weather barrier is set.

Do you handle the building permit for new roof installation?+

Yes. We pull the residential roofing permit with the City of Sacramento or your county jurisdiction on your behalf and coordinate all required inspections — mid-installation deck inspection and the final sign-off.

Which manufacturers do you have certifications with?+

Permits + inspections you should expect

Sacramento and most Placer/Yolo jurisdictions require roof sheathing nailing inspection (handled by the GC's framer), dry-in inspection, and final roof inspection. We pull the roofing permit on your behalf, schedule the inspections, and meet the inspector on-site so you do not have to track building department correspondence.

Title 24 cool-roof compliance is required on most California new builds. We file the cool-roof certificate of installation paperwork with the city and provide the homeowner / GC with the energy-code closeout document for the project file.

Material and system choices for new builds

New construction is the cheapest moment to step up to a 50-year system. The labour is already there; the marginal cost of upgrading from architectural asphalt to standing-seam metal or concrete tile on a new build is the smallest it ever gets — installation labour is roughly the same regardless of material, so the upgrade is mostly material cost.
