About this area

Roofing crews you can trust in Citrus Heights

Citrus Heights is one of the older inner-ring suburbs in the Sacramento area — most of its housing stock dates to the 1960s and 1970s, which means we see a lot of original wood-shake roofs reaching the end of their second life and a lot of asphalt-over-shake replacements done in the 1990s that are now also overdue.

The biggest local pattern: layered roofs. California allows up to two layers of asphalt over original wood, and Citrus Heights has more two-layer roofs than almost any other neighbourhood we work in. A third replacement now requires a full tear-off and decking inspection — we factor that into every quote up front.

Sycamore Park, Sunrise, and Birdcage neighbourhoods have a lot of mature trees, so our maintenance plans include annual gutter and valley cleanouts to prevent the moisture damage that ends up costing four times more than the prevention.

FAQ

Roofing in Citrus Heights FAQs

Twelve of the questions Citrus Heights-area homeowners ask Spring Roofing most often. Click any one to expand the answer.

Does Spring Roofing service Citrus Heights?+

Yes — Citrus Heights is well within our 40-mile service radius from Sacramento. A licensed Spring Roofing foreman can be on-site for a free estimate within 24–48 hours during business days, often the same day for active leaks.

Are you licensed and insured to work in California?+

Yes. Spring Roofing carries an active California State Contractors License Board license (CSLB #1029384), full general liability insurance, and workers’ compensation coverage on every employee. Certificates are available on request before any work begins.

How quickly can you respond to a roof leak in Citrus Heights?+

For active leaks in Citrus Heights we run a same-day or next-morning tarp service to stop the bleeding. Permanent material repair is then scheduled within a few business days, weather permitting. Storm-season weeks can push the queue but we always prioritize active water intrusion.

Do you offer free estimates?+

Every estimate is 100% free with no obligation. A foreman — not a commissioned salesperson — inspects the roof, photographs problem areas, walks you through findings, and leaves you with a written, line-itemed quote the same day or first thing the next morning.

What roofing materials do you install?+

Architectural and luxury asphalt shingles (GAF, Owens Corning, CertainTeed), standing-seam metal, stone-coated steel, clay and concrete tile, modified bitumen, TPO and silicone-coated flat systems. We help you pick the system that fits the home’s style, your budget, and the local climate.

What warranty do I get on the work?+

Every Spring Roofing project comes with a 10-year workmanship warranty on labor — one of the longest in Sacramento — stacked on top of the manufacturer’s material warranty (typically 30–50 years for shingles and lifetime for metal). Both warranties are transferable if you sell the home.

Do you handle insurance claims for storm or hail damage?+

Yes. We document the damage with detailed photos and a written report, meet your adjuster on the roof, and prepare paperwork in the format insurers expect. We don’t bill more than the insurer pays for the covered scope — you’re only responsible for your deductible.

Do you pull the roofing permit for jobs in Citrus Heights?+

Yes. For replacement and major repair work in Citrus Heights we pull the residential roofing permit with the appropriate City or County jurisdiction on your behalf. All inspections and final sign-offs are handled by our office — you never have to call the building department.

Can I finance the project?+

Spring Roofing partners with Hearth Financial and GreenSky to offer 0%-APR promotional terms and 5–12 year fixed-rate plans for qualified homeowners. Pre-qualification is a soft pull and takes about two minutes — we can run it during the estimate appointment.

How do you protect my landscaping and property during the job?+

Before tear-off we cover plants, A/C condensers, and pool decks with breathable tarps, set up plywood walking lanes if needed, and place magnets at every exit point. At the end of every day a magnet sweep collects any stray nails so the property stays safe for kids and pets.

Do I need to be home while you’re working?+

No. The vast majority of work happens on the exterior, so you can be at work, traveling, or simply out of the house. We send a foreman text update at start and end of each day with photos so you always know exactly where the project stands.

What payment methods do you accept?+

Check, ACH bank transfer, and all major credit cards (Visa, Mastercard, American Express, Discover). Financing is available for qualified homeowners. We do not require any payment until the day materials are delivered.

Local facts — Citrus Heights

Citrus Heights: layered roofs and 1960s housing stock

Citrus Heights is one of the older inner-ring Sacramento suburbs. The two-layer-asphalt-over-wood-shake situation is the dominant story here.

On this page:The two-layer asphalt problemMature tree canopy across the cityA note on permit historyWhat Citrus Heights replacement projects costVolume + scheduling notes

The two-layer asphalt problem

California allows up to two layers of asphalt over the original wood shake. Many Citrus Heights homes had the original shake replaced in the 1990s with one layer of asphalt OVER the shake (cheap and fast, no tear-off). When that asphalt failed in the 2010s, a second layer went on. We now see those second layers reaching end-of-life.

A third replacement now legally requires a full tear-off — both asphalt layers AND the original wood shake — down to bare deck. Almost always we find rot in the deck planks under the wood shake that was hidden for 60+ years. We factor a per-sheet decking replacement rate into every Citrus Heights quote up front so the price does not move when we expose what is underneath.

The historical context matters: when those 1990s overlay-on-shake roofs went on, contractors were not always strict about confirming structural capacity for the added weight. Modern asphalt is heavier than the shake it replaced, and over a 30-year span that extra load on weakened decking has consequences. We look hard at decking from the attic side during the inspection so the homeowner knows what to expect.

Mature tree canopy across the city

Birdcage, Sunrise, and Sycamore Park have mature oak and sycamore canopies that are gorgeous urban-forest assets and punishing to roofs. Annual valley + gutter cleanouts plus moss treatment on north-facing slopes are routine maintenance items here. Branch impact damage after winter wind events is a recurring repair call.

Sycamore in particular drops large leaves that mat into thick wet pads when they hit a wet roof in November. Those mats hold moisture against shingles for weeks, accelerating granule loss. We see Citrus Heights asphalt roofs lose 15-20% more granule mass per year under heavy sycamore canopy than the same roof would in an open-yard configuration.

Tree-overhang management — keeping branches at least 6 ft from the roof — is the highest-value preventive measure for Citrus Heights homeowners. We coordinate timing with local arborists when a major tree trim is needed alongside a roof project; doing both in the same 2-week window saves on dumpster and crew mobilisation.

  • Avg. Citrus Heights replacement project: 3-4 days (vs. 1-3 in newer tract suburbs)
  • Decking replacement rate: 8-15% of sheets vs. 2-5% in newer homes
  • Common upgrade: ridge vent retrofit (most original roofs had only static box vents)
  • Moss treatment on north slopes: $100-200 added to maintenance plan visits
  • Annual valley cleanout cost: $200-300 typical

A note on permit history

Some Citrus Heights properties have a complicated permit history — additions and reroofs done without permits in the 1970s and 80s. We pull current Sacramento County permits cleanly; if your property has unpermitted work disclosed, we coordinate with the county to bring it current as part of the project.

This matters at sale time: California disclosure requirements give buyers strong tools to renegotiate based on unpermitted work findings. Bringing the work current as part of the new roof project is much cheaper than discovering the issue mid-escrow when you are trying to close on the property.

For homes where the deck is unusual (smaller plank widths than modern code, or original wood shake structural deck), we sometimes recommend overlaying with 7/16 OSB during tear-off to bring the deck up to current spec. This is a $1,500-3,500 add depending on roof size, but it is far cheaper than finding out you cannot install a modern roof properly without it.

What Citrus Heights replacement projects cost

Asphalt replacement on a typical 1,800-2,200 sqft Citrus Heights home runs $13,000-19,000 — slightly higher than newer tract suburbs because of the longer tear-off (multiple layers + shake) and higher decking replacement rate. We publish the per-sheet decking rate up front so the price does not move once the deck is exposed.

Ridge vent retrofit during the replacement is a common upgrade in Citrus Heights. Most original 1960s-70s roofs have only static box vents, which produce poor attic ventilation balance. Adding a continuous ridge vent during reroof costs $400-700 and typically pays back in HVAC savings within 5-7 years.

Tile pull-and-relay is rare in Citrus Heights — the housing stock predates the 1990s tile boom. Most replacement work is asphalt on asphalt, with the occasional metal upgrade for fire-conscious homeowners.

Volume + scheduling notes

Citrus Heights is one of our higher-volume neighbourhoods. We schedule projects in clusters within the same subdivision when possible — Birdcage, Sunrise Park, and the Auburn Boulevard corridor each get scheduled blocks during the season. Cluster scheduling shares dumpster and material delivery cost across 2-3 adjacent jobs.

Lead time during peak season (Mar-Oct) is typically 3-5 weeks from estimate to project start. Winter scheduling is faster (1-2 weeks) but weather-dependent — we do not do tear-offs in active rain.
