Historic Land Park + East Sacramento

Pre-1940s craftsman, Tudor, and bungalow roofs in Land Park and East Sac often have original or first-generation tile and slate — restoration-grade work, often coordinated with the city's historic-preservation office. The preservation overlay protects visible exterior elements; we coordinate finish samples with the planning office before any visible work starts.

Period-appropriate materials matter on these projects. Wood shingle is no longer code-permitted on most Sacramento residential roofs (fire code), so we use wood-grain composite shingles for period-correct replacement. Original Spanish tile and slate are matched from specialty distributors when partial replacement is needed.

Some Land Park and East Sac homes are designated historic resources by the city. Visible exterior work on those properties needs review by the historic-preservation commission. We coordinate sample submission and review on the homeowner's behalf — typical review timeline 3-6 weeks.

Post-war tract: South Land Park, Curtis Park, Pocket-Greenhaven

South Land Park, Curtis Park, and the older Pocket-Greenhaven streets have 1950s-70s asphalt-over-shake reaching end-of-life — straightforward tear-off-and-replace projects. Most are 1,400-2,200 sqft single-story homes with predictable roof shapes.

Decking on these post-war homes is typically 1×6 plank decking; we add 7/16 OSB overlay during tear-off to bring the deck to current code for modern shingle weights. Penetration scars from 70s-80s era HVAC, swamp coolers, and TV antennas are common leak hotspots — we identify and properly cap every one during tear-off.

Many Curtis Park homes are in the city's historic district even though they are post-war rather than pre-war. The preservation overlay applies even to mid-century homes there; we coordinate finish samples with the planning office for these projects too.

Natomas + North Sacramento — 1990s tile

Newer Sacramento tract neighbourhoods (Natomas, North Natomas, parts of Antelope-adjacent North Sac) have 1990s-2000s tile entering the underlayment window. Same pull-and-relay underlayment-replacement story as Roseville and Lincoln. Cost-effective, less disruptive than full replacement.

Natomas tile is mostly Eagle and Boral profiles we carry in shop inventory. Pull-and-relay project duration is 4-6 days for typical 2,000-2,800 sqft Natomas homes. Cost is 60-70% less than full tile replacement.

Newer Natomas subdivisions (post-2010) are still in original-warranty window. Most work there is repair — flashing rework around skylights, occasional wind-cracked tile, ridge cap re-bedding.

Downtown + Midtown commercial

Most downtown / midtown commercial buildings have low-slope built-up or modified-bitumen roofs. We do a lot of TPO and silicone-coating overlays for owner-occupied storefronts where a full tear-off is cost-prohibitive. Phased work over 1-2 weeks during business hours is the norm.

Older brick storefronts in midtown have historical-character roofs (parapet walls, decorative cornices) that need careful detailing during reroof work. We coordinate with the city's historic-preservation office on visible storefront elements.

Newer downtown residential (the Ice Blocks development, the Railyards conversion) has TPO single-ply and modified bitumen on the residential portions. Standard maintenance + repair work; a few of these have come up for first-cycle warranty issues that we have addressed.
