The lifespan of a roof can vary depending on the materials used and environmental factors, but a typical asphalt shingle roof may need replacement every 20-25 years.
Look for signs such as missing or damaged shingles, leaks in the attic, water stains on ceilings, and visible wear and tear. If you’re unsure, it’s best to have a professional roofing contractor inspect your roof.
The timeframe for a roof replacement can vary depending on the size, complexity, and weather conditions. On average, a roof replacement can take anywhere from a few days to a couple of weeks.

Replacement is the biggest line-item on most Sacramento homes for the next 30 years. Here is what actually happens during a project, what it costs, what choices matter, and how to think about the systems available.
Most asphalt replacements on a Sacramento single-family home take 1-3 working days. Tile and metal projects on multi-story homes can stretch to 4-7 days. Commercial low-slope projects vary widely depending on tear-off complexity. We text-update you with photos at start and end of every shift so you know exactly what stage the project is at.
The same Spring Roofing foreman who quoted the project is on your roof on day one and leads the final walkthrough on the last day. We do not subcontract residential or commercial replacement work — every crew member is a W-2 employee, and most have been with us five years or more.
Improving attic ventilation, if necessary, to ensure proper airflow and prevent moisture buildup.
Laying a high-quality underlayment, which serves as a protective barrier between the roof deck and the new roofing materials.
Replacing all roof flashing around chimneys, vents, and other roof penetrations to create a watertight seal.
Expertly installing the new roofing materials, such as asphalt shingles, metal, or tile, to provide long-lasting protection and aesthetic appeal.
Thorough cleanup of the worksite, with all construction debris and materials properly disposed of.
Providing a comprehensive warranty on labor and craftsmanship of the roof replacement, plus the manufacturer’s warranty on roofing materials.
The cost of a roof replacement is influenced by several factors, including the type of roofing material, the size and pitch of the roof, the complexity of the design, and any additional features such as skylights or chimneys. Don’t hesitate to contact us today to schedule a consultation and learn more about our exceptional residential roof replacement services in the Sacramento area.
A typical Sacramento single-family home with asphalt shingles is torn off and replaced in 1–3 days. Tile and metal projects, or homes with multiple stories or steep pitches, can run 4–7 days. Weather and city inspections can extend the timeline slightly.
Yes. Once the old material is off we inspect every sheet of plywood/OSB and replace any rotten or delaminated sections at a published per-sheet rate stated in your contract — no surprise pricing.
Yes. Spring Roofing carries an active California State Contractors License Board license (CSLB #1029384), full general liability insurance, and workers’ compensation coverage on every employee. Certificates are available on request before any work begins.
Spring Roofing has served Sacramento and the surrounding 40-mile radius for over a decade. Our crews are W-2 employees — not day-labor subcontractors — and most of them have been with us five years or more, which is why our workmanship warranty is among the longest in the region.
Every estimate is 100% free with no obligation. A foreman — not a commissioned salesperson — inspects the roof, photographs problem areas, walks you through findings, and leaves you with a written, line-itemed quote the same day or first thing the next morning.
Most non-emergency jobs are scheduled within 7–14 days of contract signing. Emergency leak repairs are typically dispatched within 24–48 hours. During winter storm season we run a same-day tarp service to stop active leaks until weather allows a permanent fix.
We install architectural and luxury asphalt shingles (GAF, Owens Corning, CertainTeed), standing-seam metal, stone-coated steel, clay and concrete tile, modified bitumen, TPO and silicone-coated flat systems. We help you pick the system that fits the home’s style, your budget, and Sacramento’s climate.
Every Spring Roofing project comes with a 10-year workmanship warranty on labor — one of the longest in Sacramento — stacked on top of the manufacturer’s material warranty (typically 30–50 years for shingles and lifetime for metal). Both warranties are transferable if you sell the home.

For most Sacramento Valley homes we recommend laminated architectural asphalt (GAF Timberline HDZ, Owens Corning Duration, CertainTeed Landmark) — best value-per-year for the climate, the roof shape, and the budget profile of the typical homeowner. For homes with HOA tile requirements we install Boral or Eagle concrete tile in a profile matched to the existing.
For the foothill cities (Auburn, El Dorado Hills, Loomis, Colfax) we frequently install standing-seam metal or stone-coated steel for the fire rating and snow-shedding properties. Wood shake is essentially out of the modern Sacramento-area new-roof market because of fire code and insurance constraints.
For low-slope additions and commercial buildings, the system splits: TPO single-ply for new commercial and most additions, modified bitumen where heavy mechanical equipment sits, silicone coating overlay for restorations of older built-up roofs.
Same material, same square footage, vastly different prices. Here is what drives the variance and what each factor adds to the bottom line.
“A line-itemed quote is the difference between a transparent estimate and a sales pitch.”
Every Spring Roofing replacement project comes with two warranties stacked on top of each other. The Spring Roofing 10-year workmanship warranty covers the labour and the installation — if a flashing leaks because we installed it wrong, we fix it on our dime. The manufacturer warranty covers the materials — if a shingle delaminates because the manufacturer made it wrong, the manufacturer pays. Each is transferable when you sell the home.
The 10-year workmanship warranty is among the longest in Sacramento. Industry standard is 1-5 years; many crews offer no written warranty at all. We are confident enough in our W-2 employee crews and our QC process to back the work for a decade. About 0.4% of our projects come back for a workmanship warranty claim — the system works.
Manufacturer warranties on architectural asphalt are typically 30-50 years on the materials, prorated. Concrete tile manufacturer warranties are 50+ years and often lifetime. Standing-seam metal warranties run 50 years on the substrate plus 30-40 years on the paint finish. We register every project with the manufacturer so you have the paperwork on file if you ever need to claim.
Replacement is a large line-item; many homeowners finance some or all of it. We partner with Hearth Financial and GreenSky to offer 0%-APR promotional terms and 5-12 year fixed-rate plans for qualified homeowners. Pre-qualification is a soft credit pull and takes about two minutes — it does not affect your score and you can run it during the on-site estimate appointment.
Most Sacramento homeowners we work with combine a partial down payment with financing on the balance, but full financing is available. Insurance-eligible projects (storm or hail damage replacement) usually skip financing because the insurance pays directly. We invoice the insurer for the covered scope; you pay only your deductible.
