How we work

  1. Step 01

    On a time and date that the customer agree ago up on the roof and do estimate

    A licensed Spring Roofing foreman visits at the scheduled window, walks the entire roof to document condition, photographs every problem area, and prepares a written, line-itemed estimate on the spot — with no obligation to proceed.

  2. Step 02

    Customer signed the contract

    Once you approve the scope of work, we sign a clear, fixed-price contract that lists the materials, manufacturer warranty, labor warranty, and projected start date. Nothing is hidden — the price you sign is the price you pay.

  3. Step 03

    Company pulled the permit

    For replacement and major repair work, we pull the residential roofing permit with the City of Sacramento or Sacramento County on your behalf. All inspections and final sign-offs are handled by our office — you never have to call the city.

  4. Step 04

    Company started the job and receive partial payment

    On the agreed start date, the crew arrives, sets up roof and yard protection, and tears off the existing system. A standard partial payment for materials is collected when the truck arrives — never up front.

  5. Step 05

    Inspection in progress or deck inspection depends on the city or county

    After tear-off, a city or county inspector verifies the deck, fasteners, and underlayment before we close in. If any sheathing is rotten, we replace it at our published per-sheet rate before paper goes down.

  6. Step 06

    Company finish the job

    The new system is installed per manufacturer specs: synthetic underlayment, ice & water shield in valleys and around penetrations, new flashings, and properly nailed shingles or panels. We magnet-sweep the property and remove every scrap of debris.

  7. Step 07

    Past final inspection and collect final payment.

    A final city inspection confirms the work is up to code. Once it passes, we walk the finished roof with you, hand over the manufacturer & labor warranty paperwork, and collect the final balance.

    For the foothill cities (Auburn, El Dorado Hills, Loomis, Colfax) we frequently install standing-seam metal or stone-coated steel for the fire rating and snow-shedding properties. Wood shake is essentially out of the modern Sacramento-area new-roof market because of fire code and insurance constraints.

    What moves the price within those bands

    Same material, same square footage, vastly different prices. Here is what drives the variance and what each factor adds to the bottom line.

    • Pitch — steeper roofs need fall protection, slow the crew, increase material waste; 6/12 pitch is the inflection point above which prices climb
    • Number of penetrations — every skylight, chimney, vent, and pipe adds flashing labour; complex roofs cost 15-25% more than simple ones
    • Tear-off complexity — one layer of asphalt vs. two layers over original wood shake matters significantly
    • Decking condition — visible only after tear-off; we publish a per-sheet rate up-front so the price does not move
    • City permit fees — Sacramento, Roseville, Folsom, and Davis charge different rates; commercial permits run higher
    • Structural work — chimney chase rebuilds, headwall rework, dormer modifications all add labour
    • Gutter replacement — often coordinated with reroof; saves mobilisation cost

    Warranty — what is actually covered

    Every Spring Roofing replacement project comes with two warranties stacked on top of each other. The Spring Roofing 10-year workmanship warranty covers the labour and the installation — if a flashing leaks because we installed it wrong, we fix it on our dime. The manufacturer warranty covers the materials — if a shingle delaminates because the manufacturer made it wrong, the manufacturer pays. Each is transferable when you sell the home.

    The 10-year workmanship warranty is among the longest in Sacramento. Industry standard is 1-5 years; many crews offer no written warranty at all. We are confident enough in our W-2 employee crews and our QC process to back the work for a decade. About 0.4% of our projects come back for a workmanship warranty claim — the system works.

    Manufacturer warranties on architectural asphalt are typically 30-50 years on the materials, prorated. Concrete tile manufacturer warranties are 50+ years and often lifetime. Standing-seam metal warranties run 50 years on the substrate plus 30-40 years on the paint finish. We register every project with the manufacturer so you have the paperwork on file if you ever need to claim.

    Financing — combining the project with payment options

    Replacement is a large line-item; many homeowners finance some or all of it. We partner with Hearth Financial and GreenSky to offer 0%-APR promotional terms and 5-12 year fixed-rate plans for qualified homeowners. Pre-qualification is a soft credit pull and takes about two minutes — it does not affect your score and you can run it during the on-site estimate appointment.
