EPDM rubber has lost most of its market share in our area to TPO over the last decade. We still install ballasted EPDM on niche projects but rarely recommend it for new commercial work — TPO does the same job at lower lifecycle cost and with better cool-roof performance for California energy code.

We are NDL-certified by our primary commercial manufacturers (GAF, Carlisle, Firestone) — meaning the manufacturer will issue NDL warranties on our installs without a separate inspection step. Some non-certified contractors quote NDL warranties they cannot actually deliver because the manufacturer requires a contractor inspection at install completion. Get the certification document from any commercial roofer who promises NDL.
For coating overlay restorations, manufacturer warranties run 10-15 years on the coating. We register the project with the coating manufacturer and provide the building owner with the warranty document signed by the manufacturer rep.
