Single-family homes are the bulk of our work. Here is how we approach residential — from the initial estimate through the day after final walk-through, including what makes us different from the average Sacramento roofing crew.
A foreman, not a commissioned salesperson, walks your roof. They photograph problem areas, measure access points, look at decking from the attic side when possible, and leave you with a written line-itemed quote — usually same day or first thing next morning. The estimate is free with no obligation, and the foreman who quotes you is the foreman who will run the project if you hire us.
We do not run a 'high-pressure sales' model. There is no 'sign tonight to lock in the price' nonsense. Our quote is good for 60 days; pricing only moves if material costs spike substantially during that window, in which case we hold the original price unless the project is delayed past 60 days. Most customers take 1-3 weeks to decide, and that is fine.
Quotes are transparent and line-itemed. You see the cost of the materials, the cost of the labour, the per-sheet decking replacement rate, the permit fees, and any disposal costs separately. That transparency is unusual in residential roofing — many crews quote a single number with no breakdown. Compare line by line; you can usually tell which crew is cutting corners.
Improve your home’s energy efficiency and lower utility bills with our innovative roofing upgrades. From reflective coatings that reduce heat absorption to roof insulation enhancements that minimize energy loss, we can customize solutions to boost your home’s thermal management.
Regular maintenance is key to extending the life of your roof and preventing costly repairs. Our services include thorough inspections and preventive maintenance plans designed to identify potential issues before they escalate.
At Spring Roofing, we stand behind our work with robust warranty options that provide peace of mind. Our warranties cover both materials and workmanship, ensuring that your investment is protected for years to come.
Regular maintenance, prompt repairs, and keeping the roof clean and free of debris are all key to extending the lifespan of your residential roof. Our preventive maintenance plans can help you achieve this.

Some signs that it may be time for a residential roof replacement include extensive damage, frequent leaks, poor energy efficiency, and the roof reaching the end of its expected lifespan. Spring Roofing has served Sacramento and the surrounding 40-mile radius for over a decade. Our crews are W-2 employees — not day-labor subcontractors — and most of them have been with us five years or more, which is why our workmanship warranty is among the longest in the region.
Every estimate is 100% free with no obligation. A foreman — not a commissioned salesperson — inspects the roof, photographs problem areas, walks you through findings, and leaves you with a written, line-itemed quote the same day or first thing the next morning.
Most non-emergency jobs are scheduled within 7–14 days of contract signing. Emergency leak repairs are typically dispatched within 24–48 hours. During winter storm season we run a same-day tarp service to stop active leaks until weather allows a permanent fix.

Every Spring Roofing project is run by one of three permanent foremen with W-2 employees on their crew. We do not subcontract residential work. The same foreman who quoted you is on your roof on day one and leads the final walkthrough on day three.
This matters because subcontracted crews mean nobody on-site has a long-term relationship with the company that quoted the project. Quality drift, miscommunication on scope, and finger-pointing when something goes wrong are all common with subcontracted residential roofing. W-2 crews mean the same five guys today as last week as next month, with QC habits we have actively built into the team.
Most of our crew has been with us 5+ years. Foremen run a crew of 3-5 employees plus themselves, with the same personnel on most projects. That continuity means the inspection we did at estimate, the materials we ordered, the structural notes the foreman made about your roof — all of it stays in one head from start to finish.
“Same five guys today as last week as next month.”
Before tear-off we cover plants, A/C condensers, pool decks, and outdoor kitchens with breathable tarps. Plywood walking lanes if needed. End-of-day magnet sweep at every exit point. We do not ask you to move out — most of the work is exterior, you can be at work or out of town.
Roof projects are noisy. We start at 7 AM most days and wrap by 5 PM. Tear-off day is the loudest; subsequent days with material installation are still noisy but less so. If you work from home, day one is the day to plan out of the house.
Pets and roof projects are a real consideration. Dogs especially do not love crew members on the roof and the constant nailing sounds. We have walked many customers through what to do with the family lab during tear-off day; the answer is usually a long walk or doggy day-care.
We text-update you at start and end of every shift with photos of progress. You always know exactly what was done that day and what is planned next. Major issues (decking that needs more replacement than quoted, weather delays, scheduling changes) get a phone call from the foreman the same hour they come up, not at end of day.
We answer the phone during business hours with a human, not a voicemail tree. After hours, urgent calls go to an on-call foreman who can dispatch if the situation warrants. Non-urgent after-hours calls are returned the next business morning.
Once the work is done and the city permit final inspection is signed, we register the project with the manufacturer for warranty (asphalt manufacturers want this within 90 days of install for full warranty enforcement) and send you the closeout package: warranty paperwork, permit closeout documents, photographs, and the manufacturer registration confirmation.
Six-month follow-up. We text 6 months post-completion to check that everything is settling correctly and there are no surprise issues. If there is anything we need to come back and address under warranty, that is the moment we identify it — early, before any small thing becomes a bigger thing.
Annual maintenance opt-in. We offer plan customers a 30% first-year discount on the maintenance plan if they sign up within 90 days of project completion. About a third of replacement customers opt in. The plan is also available later, just at standard pricing.
